San Francisco developer Jay Paul Co. has acquired the lot and high-rise project at 181 Fremont St., in the city’s Transbay redevelopment area, from SKS Investments and plans to begin construction of the already fully entitled, 54-story, 684,000-square-foot mixed-use tower.

High Rise Facilities published an article in December 2012 with details about the SKS project. The same plans and permits will be used by the new developer.

According to Jay Paul Co., 181 Fremont will demonstrate world class modernism in design, sustainability, and neighborhood integration. Immediately adjacent to the new Transbay Transit Center and elevated park, 181 Fremont will offer breathtaking, uncompromised views of San Francisco Bay and its urban waterfront environment.

Standing at approximately 700 feet and 54 stories, 181 Fremont offers 404,000 sf of Class A office space on 33 floors and 74 exclusive condominium residences on the top 15. The building’s unique exoskeleton structural system provides column-less interiors for maximum space planning flexibility and an enhanced skyline expression that will add a dramatic focal point to this vibrant district of the city.

Plans include a bridge connecting the tower to the 5.4 acre “City Park” on the roof of the new Transbay Transit Center.

In the pursuit of a LEED Gold certification, several innovative design features including a unique curtain wall system, a green roof, and recycled materials make this a truly distinctive project.

Initial occupancy is expected in the Spring of 2015.
