2727 Turtle Creek is the newest project from Dallas-based Prescott Group. The commercial development will sit on a more than 5-acre site steps away from heart of Uptown, where an urban setting is enveloped by the nature of the Katy Trail and Turtle Creek Park. The 380,000 square-foot project will offer 14-stories of office space, premium dining, an indoor/outdoor conference center and rooftop terrace in addition to premium executive parking and a five-story parking structure.
Prescott Realty purchased the property from First Texas Homes Inc. of Arlington. Terms of the sale were not disclosed.The property currently includes two buildings — a small one that will be demolished and a larger building that will be redeveloped after demolishing it back to the concrete super structure.
The project encompasses 375,000 square feet of office space complete with a communal conference center, rooftop terrace and outdoor gathering space. The first floor of the sleek, glass tower will feature a 5,000-square-foot restaurant space with outdoor dining area, a coffee house and delicatessen. Office tenants will also enjoy the use of an indoor/outdoor meeting space and conference facility that will be located on the eighth floor, overlooking the Turtle Creek Trail and vibrant Uptown district. This 3,000-square-foot flexible space is designed to provide a creative area and a remote wireless work option for tenants. Companies can also use the space for business lunch meetings, gatherings and large- or small-scale private events. Rounding out the intended work-life product, tenants will have access to a fitness center, lockers and a bike share and storage component to compliment the immediate access to the Katy and Turtle Creek Trails.

The new office space also boasts convenient access to the Dallas North Tollway and neighboring Highland Park, and is next to the Katy and Turtle Creek Trail.

The architect for 2727 Turtle Creek is Merriman Associates/Architects. The design is a modern concept with influences from the international style, neo-modern, and the neighboring buildings on Turtle Creek. The project will utilize green building practices such as rainwater collection, the use of natural light and many more strategies of LEED-certified design.
Prescott Realty plans to break ground in mid 2015, with completion expected by the first quarter of 2017.
