Tenants in South Flordia looking for office space that offers IT flexibility are turning to the Foram Group’s 600 Brickell high-rise office tower at Brickell World Plaza where they can choose from over 160 internet service providers. The 40-story building has a direct fiber-optic connection to the Network Access Point (NAP) of the Americas, a main hub for the undersea cables that provide Internet access to Central and South America. This important selling feature is one of the reasons why financial firms are drawn to the building.

In the latest transaction, international investment firm Change Capital, Inc. will locate its corporate headquarters to 14,172 square feet of Class A office space in the tower. Jones Lang LaSalle Executive Vice President Glenn H. Gregory and Senior Vice President Noël Steinfeld represented 600 Brickell’s developer, Foram Group, in the transaction. Jones Lang LaSalle Vice President Scott Sheron represented Change Capital, Inc. Other tenants already include banking giant Northern Trust, law firm Hogan Lovells, Crédit Agricole Private Banking Miami, Boston Consulting Group, New York-based commercial and construction mortgage lender Doral Money Inc., and global mediation and arbitration service provider JAMS.

“With this move, Change Capital becomes the latest investment company to locate its headquarters in Miami’s Brickell Financial District, which is fast-emerging as the Wall Street of the Americas,” said Jones Lang LaSalle’s Steinfeld. “600 Brickell is the address of choice for corporate office users in South Florida and around the world seeking a Miami building with a central location, pedestrian-friendly setting, and leading-edge technology and sustainability features.”

The $300-million eco-friendly, smart building features include central monitoring and control of air quality, temperature and lighting, resulting in a healthier, more comfortable and more secure working environment, and fully redundant electrical backup systems designed to eliminate tenants’ business interruptions and technology worries in a 24/7 world. With its secured WiFi and direct access to the world’s Internet NAP, 600 Brickell is the first “Class A” office building of this magnitude to be ISO 27001 Certified, the internationally accepted benchmark for information security.

The building is one of a select few office buildings in the world to earn LEED Platinum pre-certification from the US Green Building Council and has emerged as a central gathering place in Miami’s urban core, with a 30,000-square-foot landscaped plaza welcoming visitors at street level. The 40-story, 600,000-square-foot mixed-use commercial tower in the heart of Miami’s financial district is the only building of its kind in Florida, and one of only a handful of its class and size in the world, to earn LEED Platinum. It received the designation in the core and shell category, which applies to new construction.

Available office spaces range in size from 3,500 square feet to 25,000 square feet. Average rental rates range from $44.00 to $48.00 per square foot.
