Developer Reacquires Atlanta High-Rise it Built 50 Years Ago

Popular personalized internet music provider Pandora Media, Inc. has just signed a 10-year lease covering 52,450 square feet on the entire 19th and 20th floors of 125 Park Avenue, the 26-story, 572,705-square-foot building located directly across from Grand Central Terminal.
Steven Durels, Executive Vice President and Director of Leasing and Real Property for SL Green, commented, “Pandora was attracted to the building because of its convenient location with immediate access to Grand Central Terminal and floors that have high slab heights and oversized windows.”
Other tenants in the building include Haworth, Canon Business Solutions, Emerge 212, and Newmark Grubb Knight Frank.

CBRE’s William Iacovelli and Ramsey Feher represented Pandora in the transaction, while Newmark Knight Frank’s David Falk, Peter T. Shimkin, Daniel L. Levine and Brian S. Waterman acted on behalf of SL Green.
SL Green also leased space to Omega Advisors, Inc. and Dragados USA, Inc. at 810 Seventh Avenue, covering a total of 39,757 square feet.
Omega Advisors, led by Leon Cooperman, will occupy the entire 33rd floor covering 17,320 square feet for a new 7 year lease. Omega is one of the world’s leading investment advisors with over $8 billion under management.
Dragados signed a new 15+-year lease covering 22,437 square feet on the entire ninth floor for its North America headquarters – a consolidation of its Midtown and Westchester offices. Dragados is a subsidiary of the global construction firm Actividades de Construcción y Servicios of Spain and is currently working on the extension of the No. 7 subway line in New York City.
“The recent building upgrades and sweeping Central Park views have attracted several new tenants to the property,” said Durels.
810 Seventh Avenue is a 41-story, 695,000 square foot tower located at West 53rd Street. A recently completed capital improvement program at the building features a new lobby, new common corridors, new bathrooms new elevator cabs and infrastructure upgrades.
Other noteworthy building tenants include Sidley Austin, LLP, Aegis Capital Holding Corp, New Cingular Wireless, Louis Glick Diamond Corp. and Ion Media Networks, Inc.
